The Buyer Cancellation Claim and the Tenant Priority Claim in Auction--Analyzing the Disputes in An Auction Case

Two problems often appear in estate auction.The first is to whom the buyer can claim cancellation of the contract,if he can't get the estate.The second is whether the tenant can still claim his priority to the estate.In auction,we can't use the principle of agency,fiduciary and mediation to explain the relations among client,auctioneer and buyer,because it doesn't accord with the auction practices and the Action Law section 40.The undisclosed agency in Contract Law may be an adapt explanation to the relations.According to the law hermeneutic,we should narrow the scopes of the tenant priority and exclude it from auction.     

Energy Efficiency Analysis of Heating System in the Birdhouse

In this paper the problem of energy consumption and environment in the birdhouse is introduced and the reconstructive measures aiming at energy savings are recommended. The measures include the limitation of temperature region, reconstruction of the building envelop and using the sunny board at the south side of the birdhouse roof. Finally, the energy efficiency of the reconstructive project is estimated.

Evolvement of Plastic-loop of Fine-sandstone Under the Loading and Unloading Conditions

The deformation characteristics and the plastic-loop of the fine-sandstone is studied under the loading and(unloading) condition at the three different deformation-rates and the two different stress-levels,the results show: 1) There is really the plastic-loop in the deformation curve for the loading deformation curve is different form the unloading deformation curve.But the plastic-loop is nearly unchangeable since the second circulate loading.2) There is different for every imitational parameter between the first deformation curve and the second deformation curve at the different stress-levels and the different deformation-rates,but every imitational parameters become more and more invariable gradually since the second circulate curve.3) With the change of the deformation-rates and stress-levels,the imitational(parameters) will change with it.4) The imitational parameters are different for loading section and unloading section of the fine-sandstone deformation curve at the same circulate curve under the same deformation-rate and stress-level.

Determination of Molecular Weight and Distribution of Hyroxyethl Starch (HES) by Means of GPC- RI- MALLS Technique

The author introduces a method and experimental procedures that determine dn/dc,molecular weight and its distribution of the hyroxyethyl starch(HES) by means of Gel Permeation Chromatography-Refractive index-Multi-angle laser light scattering detection(GPC-RI-MALLS)techniques.The key experimental technique and results are discussed.The method takes CH3COOH/CH3COONa as mobile phase and solvent.The experiment gets satisfactory results.It can be used as a routine method to determine the hyroxyethyl starch(HES) molecular weight and its distribution.     

Approach to Effective Control on the Project Investment

In this paper, in allusion to the three kinds of serious overvaluation (the budgetary estimate of project construction exceeds the rough estimate, the budget exceeds the budgetary estimate and the final accounts exceed the budget) causing uncontrollable project investment often appeared in domestic project construction,the main causes for that are analyzed. That is, the frequent project change and the malpractice of the cost managing system. In this paper, according to some real projects,the kinds and causes of project change are clarified and the malpractice of the cost managing system is analyzed. The effective approaches of reducing the project change, especially the united surveying and improving the cost managing system in order to make the effective control of the project investment are realized.
